1.9 Job Description - Sr. Superintendent
Qualifications
Experience: 12+ years of construction experience with 8+ years in a Superintendent or senior field leadership role; proven success managing complex ground-up multifamily projects from startup through CofO, closeout, and warranty.
Must-Haves: Strong executive field presence, drive, accountability, ownership, urgency, follow-through, and ability to raise field execution standards across teams.
Leadership: Demonstrated ability to lead large field teams, multiple buildings / phases, complex logistics, critical path protection, schedule recovery, and field staff development.
Technical: Deep knowledge of construction means / methods, trade sequencing, inspections / testing, safety requirements, quality standards, subcontractor performance management, Procore, scheduling tools, and digital field documentation.
Travel Requirements
Travel as needed for project assignments, site visits, regional support, project recovery, field leadership support, and meetings.
Traveling Sr. Superintendents may be required to support extended rotations or multiple assignments based on project risk, staffing plan, and business need.
Areas of Oversight
Senior-level field execution for complex ground-up multifamily projects, multiple buildings, multiple phases, or high-risk scopes.
Field safety, quality, logistics, schedule execution, third-party inspections / testing, AHJ inspections, subcontractor coordination, and CofO path oversight.
Mentorship and day-to-day development of Superintendents, Assistant Superintendents, Field Engineers, laborers, self-perform crews, and interns as assigned.
Master schedules, schedule recovery planning, critical path protection, manpower review, production performance, and field resource alignment.
High-risk field conditions, trade stacking, logistics constraints, inspection failures, quality trends, and repeated subcontractor performance issues.
Mockups, first-in-place standards, inspection readiness, turnover readiness, warranty transition, and field lessons learned integration.
Procore field documentation quality, daily log standards, photo standards, Drone / Ground Deploy support, tool accountability, and field reporting discipline.
Support of General Superintendent and project leadership in improving field standards, resolving major field risk, and developing field leadership bench strength.
Skills
Expert-level ground-up multifamily construction knowledge.
Advanced field scheduling, phasing, logistics planning, critical path recovery, and production planning; P6 preferred.
Strong leadership, coaching, conflict resolution, field staff development, and subcontractor accountability management.
Deep technical construction knowledge across major trades, inspections, QA/QC, commissioning, turnover, and closeout.
Strong field documentation, daily log discipline, photo standards, dispute-ready recordkeeping, and executive issue escalation.
Ability to communicate clearly with owners, designers, inspectors, trades, PM teams, General Superintendent, and internal leadership.
Procore, digital field documentation, schedule tools, mobile / tablet workflows, and Office 365 proficiency.
Self-perform planning, production tracking, installed quantity review, forecast support, and recovery planning where applicable.
Certifications
Required: OSHA 30-Hour Construction Safety.
Required: CPR / First Aid Certification.
Required within 30 days of hire: Procore Certified Superintendent or company-approved equivalent proficiency.
Required as Applicable: Jurisdiction-specific certifications, including dust control or similar local requirements.
Optional Advantage: Confined space, scaffold competent person, rigging / signaling, advanced scheduling training, and other relevant safety / trade certifications.
Direct Reports
Superintendent(s), Assistant Superintendent(s), Field Engineer(s), interns, laborers, self-perform crews, and field support staff as assigned by project staffing plan.
Provides senior field leadership and mentoring to project field teams and may provide field leadership support across multiple buildings, phases, or projects depending on business need.
Coordinates closely with PM / Sr. PM, Project Director, and General Superintendent to protect schedule, quality, safety, and project delivery.
